The house we build for you is the same standard whichever of these you are. What changes is the first few steps — what has to be checked, in what order things happen, and how long it is before anyone can give you a real price.
Most builders make you work that out yourself. We would rather put it on one page, because the wrong starting assumption is expensive to unwind three months in.
Start with your situation, not with a floorplan
Almost everyone comes to a builder having already fallen for a design. It is the natural way round and it is the wrong one. The block decides more than the brochure does: its frontage, its fall, its covenant and its services rule some designs in and others out before anyone has drawn a line. Work out which of the seven paths below you are on, and the design conversation gets much shorter and much more useful.
The seven ways people build with us
House and land packages
Land and home together on one contract, with one builder answerable for both. Some of the blocks are ours, through Davis Sanders Developments. House and land packages →
Build on your own land
You already own the block. Send us the address and we will tell you what fits it before you choose anything. Building on your own land →
Knockdown rebuild
Keeping the street, the trees and the neighbours; replacing the house. We organise the demolition. Knockdown rebuild →
Custom homes
A one-off drawn from your block up by our own draftsman, or one of our 28 plans changed to suit. Custom homes →
Acreage and rural
Where power, water and sewer are not waiting at the boundary, and the shed matters as much as the house. Acreage and rural builds →
Sloping blocks
When the fall of the land is the thing that decides the design and most of the site cost. Building on a sloping block →
First home buyers
Two states, two sets of assistance, one office that deals with both every week. Building your first home →
What is the same whichever path you take
Our standard inclusions do not change between them: solar, a 7-star energy rating, Fisher & Paykel appliances, 2550mm ceilings, and kitchens and cabinetry made by our own joinery workshop. Neither does the building process, the fixed-price contract once site costs are assessed, or the 10-year structural guarantee.
Still not sure which one you are?
Call us and describe the situation. It takes about five minutes to work out, and it is a better use of your time than reading another comparison page.
