Forty minutes downriver from Albury, and a noticeably different brief from an estate build. The river towns attract people moving from something — off acreage, out of Melbourne, out of a four-bedroom family home that has been too big for five years. The design conversation here is usually about what to leave out, not what to add.
Who builds in Corowa and Howlong
Two groups, mostly, with the same underlying want.
Downsizers, frequently coming off land in the surrounding district. They want single level, low maintenance, a proper laundry, a garage that fits the car and the tools, and a spare room that is genuinely usable when family visit rather than a cupboard with a bed in it.
People moving up from the cities, usually for the river, the pace and the price of land. They tend to arrive with more space in the budget than they expected and need help resisting the urge to use all of it.
The regret we hear most often from both groups is the same: too many rooms nobody uses, not enough storage, and an outdoor area that faces the wrong way. All three are design decisions, and all three are fixable before anything is built.
Established blocks, generous sizes
Blocks in the river towns are often considerably larger than anything in a current Albury or Wodonga release, and they are frequently flat. That combination buys you options an estate lot cannot: a home that spreads rather than stacks, real separation between living zones, a shed, and outdoor space that is not a courtyard.
The trade-offs to check are the ones common to any established area — where the services actually come in, what the current setbacks allow, and whether there is a flood consideration given the river. All are answerable from the address before you buy.
If there is already a house on the block, see knockdown rebuild. If you own the land already, send us the address and we will tell you what fits.
Designs worth looking at
Single level with real separation is the recurring brief, and several of our designs answer it well. The Bonnie 29 on 27 by 14 gives four bedrooms and a second living area without sprawling. The Camila 31 on 30 by 16 adds width where the block allows it. For those who want the space properly, the George 39 divides into wings with a grand alfresco off both the master suite and the family area — which on a flat river-town block is an easy fit.
At the smaller end, the Bella 23 and Evie 24 suit a genuine downsize where the finish level matters more than the floor area. The standard inclusions do not change with size: the same solar, the same 7-star rating, the same Fisher & Paykel appliances and the same cabinetry from our own workshop.
Building forty minutes from us
Corowa and Howlong sit on a normal supervisor run. You get one named site supervisor for the whole build and their direct number, and we use a mix of our own long-standing trades and local ones.
Selections happen in one Style Day at the Home Selection Studio in Albury — forty minutes each way for a single visit, rather than a series of appointments at separate suppliers.
The river towns either side
We build through the same country on both sides of the Murray: Rutherglen, Wahgunyah, Culcairn, Holbrook and Henty among them. Different states in some cases, which changes the approval path — a Corowa block runs under New South Wales rules, a Wahgunyah block under Victorian ones. We are licensed for both.
