About an hour from our Albury office, and a different kind of block from anything in the border growth corridors. Wangaratta work splits between conventional in-town lots and the lifestyle and acreage land around the shire — and the two are barely the same conversation.

Check the overlays before you check the price

This is the thing that most distinguishes building here from building on an estate block in Thurgoona or Leneva. Land in and around Wangaratta commonly carries planning overlays — most often bushfire and flood — and they set constraints before any design discussion starts.

A bushfire attack level rating drives real construction requirements: glazing, screening, decking and eaves materials, ember protection. It can move the build cost meaningfully, and finding out about it late is one of the few things that genuinely means redrawing rather than adjusting.

A flood overlay can dictate finished floor levels, which affects everything from the slab to the driveway to how the house sits in the landscape.

Both are recorded against the property and both are checkable before you buy. We establish them at the start rather than designing a home to a standard the block will not accept. Send us the address and this is the first thing we look at.

In-town blocks and acreage are different builds

In town, Wangaratta behaves much like established Albury: conventional services at the boundary, current setbacks applying to older subdivisions, and a fair amount of knockdown rebuild work on blocks people already own.

Out of town it is a different exercise entirely — power runs, tank water, wastewater systems, driveway access and the bushfire rating all in play. That is covered properly on our acreage and rural builds page, and it is worth reading before you commit to a lifestyle block.

Designs for larger land

Space is usually the point of building here, which is why most Wangaratta clients end up in the Homestead range.

The Thomas 37 works on 31 by 19 metres with an open wrap-around kitchen and an alfresco accessible from the master suite. The George 39 divides into wings on 25 by 26. The Foster 40 gives an entire private master wing on a deep 16 by 37 footprint.

On a rural block with a view worth facing, a one-off custom design frequently beats any catalogue plan — because the whole reason you bought the land is the thing a standard plan cannot see. On sloping land, which is common through this country, see sloping block builds.

How we run a build an hour from base

Honestly: our site supervisors cover Wangaratta as part of a regular run rather than as a special trip, and we use a mix of our own long-standing trades and local ones depending on the stage. You get the same named site supervisor throughout, not whoever is nearest on the day.

Your selections are made at the Home Selection Studio in Albury, which is an hour's drive — but it is one visit rather than six, because everything is in one room and the cabinetry is made by our own workshop. For most clients that is a better trade than six separate appointments closer to home.

The High Country towns as well

We build through the same country beyond Wangaratta — Beechworth, Yackandandah, Rutherglen, Chiltern, Myrtleford, Bright, Benalla and Tallangatta among them. Overlays, acreage servicing and slope are the recurring themes across all of them. See where we build for the full territory, or just ask about your town.

How we are set up

The parts most builders outsource, we own

Your kitchen, bathrooms and cabinetry are made by Master Kitchens and Joinery — our workshop, our staff, in Albury. One company, one point of contact, and nobody to point at when something needs fixing.

It is recorded in the planning information for the property and confirmed by a qualified assessor, who determines the bushfire attack level against vegetation, slope and separation on and around the block.
