Wagga has good local builders and we are not one of them. We are based two hours away in Albury and we build here regularly — so the fair question to put to us is the one you should put to any out-of-town builder: who is actually going to be on my site, and how often?
Most builders in our position avoid that question. Here is our answer.
How a Wagga build is actually run
One named site supervisor for the whole build, with their direct number, not a rotating roster and not a general office line. The same person from slab to handover.
Wagga sits on a scheduled supervisor run rather than being visited on request. If you want to know the specific frequency for your job, ask at the first meeting — we would rather commit to something you can hold us to than say "regularly" and leave you guessing.
A mix of our own long-standing trades and local ones, chosen by stage. Some trades travel with us because the quality is worth it; others are better sourced locally, and we are not precious about which.
Our own joinery. The kitchen, bathrooms and cabinetry are made by Master Kitchens and Joinery in Albury and delivered. That is a genuine advantage at distance: the cabinetry maker is inside the same company as your builder, so a problem is a phone call rather than a dispute between two businesses two hours apart.
What you get that a local builder may not offer
Not a criticism of anyone — just the things that are genuinely different about us.
Twenty-eight pre-designed plans with published block dimensions, so you can check fit before you buy land. A physical Home Selection Studio with working kitchen and bathroom displays, where every finish is chosen in one day. Licences in two states, which matters if your search ever crosses the Murray. A land development arm in Davis Sanders Developments. And custom design in-house rather than referred out.
If none of that outweighs having your builder ten minutes away, a Wagga builder is the right call and we will say so.
Designs that suit Riverina estates
Wagga's newer estates run to conventional frontages, which suits the Evolve and Elevate ranges — the Jackson 30 on 27 by 15, the Camila 31 on 30 by 16, the Aria 34 on 30 by 15.
On the rural land around the city, the Homestead range is the usual answer — and everything on acreage and rural builds applies: power runs, water, wastewater and access.
What the site assessment covers out here
The same six checks as anywhere — frontage and depth against the design, fall across the building envelope, soil classification, service distances, title easements and overlays, and setbacks. The difference is scheduling rather than substance: surveys and soil tests are arranged with local providers, and we build that into the timeline rather than discovering it.
